Pool & Spa Compliance Certificate

In Victoria, all swimming pools and spas capable of holding more than 300mm of water are subject to mandatory registration and inspection requirements under the Building Regulations 2018. A key component of this ongoing compliance framework is the Pool and Spa Compliance Certificate — a formal document issued by a registered building surveyor or inspector confirming that a property’s pool or spa safety barrier has been inspected and meets the requirements of Australian Standard AS 1926.1.

Pool & Spa Compliance Certificate - Overview

  • Under Victorian law, registered pools and spas must be inspected on a four-yearly cycle. Following each inspection, a compliance certificate must be lodged with the local council as evidence that the safety barrier is functioning correctly and providing adequate protection — particularly for young children, who are most at risk of drowning incidents.

If a safety barrier is found to be non-compliant during an inspection, the building owner is given a set period to carry out the necessary rectification works before a re-inspection is conducted. A compliance certificate will only be issued once the barrier fully meets the required standard.

Staying on top of your pool or spa compliance obligations is not only a legal requirement but a vital step in ensuring the safety of everyone who uses or visits your property. Our qualified team conducts thorough inspections and provides clear, practical guidance on any works required to achieve full compliance.
